No. We are completely independent property professionals — not brokers, not agents, and not affiliated with any builder or developer. Our only obligation is to the property owner or buyer who hires us. This independence is what makes our reports trusted by banks, courts, and tax authorities.

Yes. Our valuers are registered with the Government of India under the Wealth Tax Act. This means our valuation reports are legally accepted by banks for home loans, courts for litigation, and income tax authorities for capital gains and overseas tax computation.
Yes. Our office is at Plot 114, First Floor, Mount Poonamalle High Rd, Porur, Chennai 600116. We are open Monday–Friday (9 am–6 pm) and Saturday (9 am–1 pm). That said, most of our services are delivered digitally — you don't need to visit us in person.
Property Valuation
A professional valuation is an independent, documented assessment of your property's fair market value, prepared by a government-registered valuer. Unlike broker estimates — which are often aspirational or sales-driven — our valuations are based on site inspection, comparable market data, and regulatory guidelines. The report is signed, stamped, and legally valid.
A broker's estimate serves their purpose — to close a deal. It may be inflated to attract sellers or deflated to attract buyers. A registered valuation is objective, evidence-based, and legally defensible. Banks require it for loans. Courts rely on it in disputes. Tax authorities use it for capital gains calculations.
We value residential flats (2 BHK, 3 BHK, 4 BHK), independent houses, villas, commercial buildings, industrial properties, and land. For commercial and land properties, pricing is on enquiry.
Mandatory: Sale Deed / Title Document, Patta, Encumbrance Certificate (EC), Property Tax Receipt. Helpful (not mandatory): floor plan, approved building plan, recent property photos. After booking, you send documents by email or WhatsApp — no physical submission needed.
For properties within Chennai: 2–3 working days from document receipt. For properties in Tamil Nadu outside Chennai: 5–7 working days. A site visit is included as part of the valuation process.
Yes. Because our valuers are Government of India registered, the reports meet the evidentiary standards required by nationalised and private banks (for home loans and mortgage), civil courts (for litigation and partition matters), and income tax authorities (for capital gains and overseas tax).
Yes, though a ₹2,500 surcharge applies for litigation and taxation/overseas computation purposes. These reports require formal legal language, additional documentation, and more rigorous preparation. The surcharge is clearly disclosed upfront before booking.
Property Inspection
Every inspection visit includes a written report with photographs, delivered within one working day of the site visit. The report covers the condition of the property, observations relevant to your stated purpose (construction progress, occupancy, damage, etc.), and any concerns or flags the inspector identifies.
Yes. This is one of our most-used services, especially for NRIs who are building or renovating in Chennai while living abroad. We inspect at defined construction stages, document progress with photos, flag issues with contractors, and send you a clear report — so you stay fully informed without needing to travel.
The site visit happens within 2 working days of booking confirmation. The written report with photos is delivered within 1 working day after the visit.
Yes. Unauthorized occupancy verification is one of our inspection types. We visit the site, assess and document the occupancy situation, and provide you with a factual report that can be used for legal proceedings if required.
It depends on your need. For a one-time check — tenancy verification, handover inspection, or a specific concern — a single visit is sufficient. For ongoing construction monitoring or absentee property management, periodic recurring inspections are more appropriate. We can advise based on your situation.
Title & Document Verification
We verify: Encumbrance Certificate (EC), Patta, FMB (Field Measurement Book), Title Trail (ownership chain), CMDA Land Use Map, and applicable Zoning regulations. Everything is checked digitally — no site visit required. All of this is covered under our flat ₹1,000 fee.
Yes. If you don't have the Sale Deed, you can provide the Survey Number, Village Name, Taluk, and SRO (Sub-Registrar Office) name. We trace the property through government records and proceed with verification.
Report is delivered within 2 working days of receiving the required details or documents.
No. The entire service is digital. You send us the documents or property details by email or WhatsApp, and we send you the report the same way. Ideal for NRIs and outstation buyers.
We report exactly what we find — clearly and factually. If there is an encumbrance, a gap in the title trail, a zoning issue, or a mismatch in records, we document it in the report. We also have a network of qualified legal advocates who can advise on the next steps if you need legal assistance.

Absolutely — our services are specifically designed with NRIs in mind. Valuation, title verification, and inspection reports are all delivered digitally. You share documents via email or WhatsApp, we handle everything on the ground, and you receive professional reports without needing to travel.

Yes. We prepare valuations specifically for overseas tax computation. A ₹2,500 surcharge applies for this category. The report is formatted in a way that is typically accepted by overseas tax authorities, though we recommend verifying specific requirements with your tax advisor in your country of residence.
