Who We Are

PropertyChennai.com is a service of Axium Consulting Group Pvt Ltd, a company registered in India. We provide independent property valuation, inspection, and document review services in the Greater Chennai Region — covering Chennai, Thiruvallur, Chengalpattu, and Kanchipuram districts.

By using this website or engaging us for any of our services, you agree to be bound by these Terms of Service. Please read them carefully. If you do not agree, please do not use our website or services.

Nature of Our Services

PropertyChennai.com offers three professional property advisory services:

• Property Valuation — Market value assessment conducted by a Government-registered valuer, based on physical inspection and market analysis. A formal valuation certificate is issued.
• Property Inspection — Visual on-site condition assessment conducted by a Chartered Engineer. A detailed inspection report with findings and photographs is issued.
• Property Document Review — Retrieval and compilation of publicly available government records (EC, Patta, FMB Sketch, DTCP / CMDA approvals) from online portals. A document review report is issued.

All our services are advisory in nature. They are not a substitute for legal advice, title insurance, structural engineering certification, or formal court-admissible opinions. We strongly recommend engaging a qualified advocate for any property transaction.

Booking a Service

Services can be booked by submitting an enquiry through our website contact form, by email, or by calling us directly. A booking is confirmed only upon our written acceptance (by email or WhatsApp) and receipt of the applicable fee or agreed deposit.

By submitting a booking, you confirm that:

• You are the property owner, a duly authorised representative, or a prospective buyer with the owner's consent for an inspection or document review
• All information provided about the property (address, survey number, type, size) is accurate to the best of your knowledge
• You will provide reasonable access to the property on the agreed inspection date

We reserve the right to decline any booking at our discretion, in which case any payment received will be fully refunded.

Fees & Payment

Our fees are as published on our Services page at the time of booking. Fees may vary based on property size, location, and the specific combination of services selected. A visit charge applies for all on-site services (inspection and valuation) based on the location of the property:

• Chennai district — ₹1,500 visit charge
• Near Chennai districts (Thiruvallur, Chengalpattu, Kanchipuram) — ₹2,500 visit charge
• Rest of Tamil Nadu — ₹4,000 visit charge

Payment is required before service delivery unless otherwise agreed. We accept payment via bank transfer, UPI, or other methods notified at the time of booking. Invoices and receipts are issued by Axium Consulting Group Pvt Ltd. All prices are inclusive of applicable GST unless otherwise stated.

Cancellation & Rescheduling

We understand that property transactions can change. Our cancellation policy is:

• Cancellations made more than 48 hours before the scheduled inspection — full refund
• Cancellations made 24 to 48 hours before the inspection — 50% refund
• Cancellations made less than 24 hours before the inspection, or where access is denied at the time of visit — no refund of the visit charge; service fee may be refunded at our discretion

Rescheduling requests made more than 24 hours in advance are accommodated at no additional charge, subject to inspector availability. For document review services (no site visit required), cancellations made before work has commenced will be fully refunded.

If we are unable to attend due to circumstances on our side, you will receive a full refund or a rescheduled visit at your choice.

Reports & Deliverables

Reports are prepared and delivered in digital format (PDF) by email or WhatsApp, typically within 2 to 5 working days of the inspection or document retrieval date, unless otherwise agreed. Physical hard copies can be arranged on request and may attract an additional charge.

All reports are prepared exclusively for the named client and the stated purpose. You may not share, reproduce, or use our reports for any purpose other than the one for which they were commissioned, without our written consent.

Our valuation reports reflect market conditions as at the date of inspection. Valuations are typically valid for a period of six months from the date of the report, after which market conditions may have changed materially and a fresh valuation should be obtained.

Document review reports are based on information available on government portals at the time of retrieval. We are not responsible for subsequent changes or for information not yet updated on those portals.

Limitation of Liability

Our services are professional advisory services provided in good faith based on the information available at the time. To the maximum extent permitted by applicable law:

• Our liability in connection with any service is limited to the fee paid for that specific service
• We are not liable for any indirect, consequential, or economic loss arising from reliance on our reports, including but not limited to any loss on a property transaction
• Inspection reports cover only visually accessible areas; we are not liable for defects in concealed areas, underground services, or structural elements that were not accessible at the time of inspection
• Document review reports are based on publicly available online records; we are not responsible for the accuracy or completeness of government portal data
• Valuation reports reflect the professional judgement of a registered valuer; they do not guarantee any transaction price or future value

Nothing in these terms limits our liability for fraud, death, or personal injury caused by our negligence.

Governing Law & Disputes

These Terms of Service are governed by the laws of India. Any dispute arising from your use of our website or services shall be subject to the exclusive jurisdiction of the courts at Chennai, Tamil Nadu.

We encourage you to contact us first if you have any concern — we will make every reasonable effort to resolve issues informally and promptly before any formal process is considered.

Changes to These Terms

We may update these Terms of Service from time to time to reflect changes in our services, fee structure, or legal requirements. The updated effective date will be shown at the top of this page. We encourage you to review these terms periodically.

Continued use of our website or services after changes are posted constitutes your acceptance of the revised terms. For services already booked, the terms in effect at the time of booking will apply.
